I currently bought a home in October of 2020 and it has grown a small amount in equity since. My question is would it be a good idea to take that money out and use it to fund a cash-flowing property and is it even possible.

I am stationed in El Paso TX but I have plans to move back to Arizona. Me and my wife are looking to buy a house, at the same time I also want to look into doing a brrrr deal can the debt for the rehab affect my options for a mortgage.
