Each property has its particularities, and each of them have things that needs to be worked on. But it all boils down to your residents. They are the ones who pays our bills, and you are spot on, we must treat them right. 

However, how would you deal with a long time resident, who is a great resident, and they hear about your special for that month. Now suddenly they are feeling unappreciated because they didn't have a special when they moved in. Where do you draw the line to appreciate your residents, and not violate fair housing laws?

@Kenneth Mooney are you investing in Augusta at all? I'm in Augusta, and seeing quite a bit of growth. What are your thoughts in the area?

@Dan Gongora best thing you can do is go talk to the chief inspector. He can be your best friend or worst enemy. If you explain your situation, ask him what exactly needs to be done, and what can be grandfathered in; ask for more time to get it done.

And @Karen Sanders is correct, get more bids, check their reviews online, make sure they are licensed to pull permits.

@Cody L. That is good advice. A larger deposit will help the resident to stay, at the same time I have seen people skipping leaving behind almost $1k behind.

@Sanjeev Vij I know the turning key process is stressful and can be very expensive. But in a C property you are going to find a lot of skipping, and trashed apartments. As far as the automatic process, they should be able to change the requirements, it is as simple as that.

Hi BP,

As I'm actively raising funds, and searching for investors for a syndication deal, I had multiples offers to purchase a list of accredited investors interested in the multifamily segment.

Has anyone ever purchased a list of that sort, and had any kind of success with it?
