Good evening BP!

I have a friend that would like to partner up with me on some fix and flip deals and he will handle the construction as he owns a contracting company.  Being Im new to this whole real estate development scene, I could really use some recommendations on structuring this potential partnership.

Good evening BP,

A potential seller has requested a cash/trade offer for his property.  Ive never heard of this before...does anyone have experience in this type of transaction?  And what should I be looking out for in order to possibly make it work?

Yes I spoke to the seller and he stated it was just a verbal agreement with the tenants for some reason. Doesn't sound right to me.

@James Mc Ree unfortunately this property does not have a lease in place...they are occupying the home month to month per my conversation with the seller.

Good evening BP,

Im looking at a potential purchase of a rental property in up-state NY and it seems like a good deal however the 2-family house is 100% occupied month to month.  So the question is, is it a good idea to purchase a rental with non-leased tenants in place?  If so is there anything I should be asking the seller prior to submitting my offer?

Hi Robert,

Glad to hear that the Detroit area works from an investing standpoint.  Im looking to both flip houses and possibly hold some as well for passive income.
