Hi Everyone,

I was wondering what you guys thought about investing in real estate in Puerto Rico.  Is anyone in here doing it and if so have you had any success?

Good Morning,

I've been studying and researching for the past few months about wholesaling properties.  I currently live in Homestead Florida and I really want to do this right as there is a lot of controversy surrounding this strategy.  I do not have a lot of money to invest, I can only afford a few marketing options at the moment and was wondering which one would you guys recommend I start with?  Also, Is there another strategy besides wholesaling that will also be a good way to start real estate without a lot of money to invest?

If anyone is willing to share some insight I would deeply appreciate it.

This is definitely the route I want to take.  Kyle at the moment I don't have anyone lined up, I would love to talk to those sources to get more information, thanks a lot. 

I do live in a sellers market though, I was talking to my agent this morning and prices are insane in south florida, there are not enough houses to meet demand, is it still a good idea to invest?

Hello All,

I'm trying to start my real estate portfolio, I'm looking into using FHA to buy a multi-unit property here in South Florida (Homestead, FL) and ret it out for cash flow, while living in it.

How hard is it to get approved through FHA for a multi-unit property? Is this a good way to start? Any Suggestions will be greatly appreciated!

@Bruno C. @Marilyn Mike You might want to check out Agentpro47, its a great tool to obtain lists for direct mailing campaigns.  Its ridiculously cheap for the benefit it offers.

Hello all!

I'm currently marketing to obtain real estate deals I can wholesale to investors.  Question: When analyzing a deal, how do I estimate repair costs on a property if I have no construction background? Do I absolutely need to pay a contractor?

Hi @Frank Boet thanks for your input!  Everything you said its true, also I'm a former reservist from the Air Force Base and I know they are expanding, hopefully it will become an active duty base soon, that should bring more employers down here. 

I will definitely keep you in mind if I find a great deal.

@Aaron T. Thanks for your reply! Yes it is, even though I've only been living here for the last 5 years, the city has changed a lot, there's a lot of construction going on like you said, and it doesn't seem to stop.  I will start doing direct mailing campaigns to motivated sellers, hopefully I can land a deal or two.
