The lot is on a hillside with a fantastic view and is located in Pittsburgh, Pa. I had the lot for sale for over a year now and had a few low ball offers including the Urban Redevelopment Authority. They also wanted it for the view. The neighborhood is very stable and is just starting to see some rehabbing activity and a couple new housing starts.
Now your idea is a very good one. Great idea without so much risk. I already own the lot free and clear so it should be much easier. So now that I own the lot, what other possible incentives have you used to entice a buyer other than the price. Like Bill suggested, have you ever subordinated a lot before and if so how risky?

BP is so full of great people like Mr Gulley and yourself. I have read many of your other comments and can see your are such a genuine person that loves to help others. I am very greatful that I found BP and so many great contributors.
