I have recently been gifted $15,000 and I can’t figure out what to do with it. As an investor I’ve paid either 20% or 25% down for rental properties I’ve purchased.

Is there any smart way to invest $15,000 and see a return or should I just hold onto it and add to it until I have a bigger lump sum?

@Erin Church just want to thank you again! I listed the property with apartments.com yesterday which gave me access to their application tool. So convenient cause I was really trying to do the whole application process from scratch, lol. This way I don’t have to worry about collecting money and running background checks on my own.

I don’t see how I can prescreen though if people find the property on apartments.com and immediately apply. The only way I could do it is if they reached out to me first. So we’ll see. Either way this is SO much easier, thank you!!!

@Brandon Despras Brandon I’m just going to go ahead and say it - I don’t know what CRM is, lol.

Thanks for the info on what you charge. The property is in Winston-Salem so I wasn’t sure what would be the appropriate fee.

I wanted the experience of doing this myself but I’m having a hard time figuring out the application, lol.

@Joe Splitrock are these free? That would actually be great if I could find a service to do this but where I could modify the application for questions I want to make sure to ask. I’m guessing they would charge the applicant a fee?

I’ve recently purchased a multi family property in NC. Right now it’s being renovated but I’m about to put it on the market tomorrow.

Has anyone ever done their own applications? I have looked online trying to find a form I can customize and easily send to potential renters but not having much luck. What do you guys use when you’re marketing yourself?

I live in NYC so I need an electronic form that’s easy to fill out and send back to me via email or a website.

Also any companies you use for background checks and what you normally charge for the application fee would be greatly appreciated!!
