Hard money lenders are probably your best bet. No matter how prepared you are, traditional lenders only go by your current income and proven by the last two years of your 1040's which is not possible in you situation.

Hey Bryan,

Not familiar with Sperber's videos but there are so many out there... I've found you learn a little bit from everyone, whether video's, online information/webinars, networking and on this forum which I also recently joined.

 I'm looking now in the Hickory area and there is opportunity here with the market coming back as a wholesaler, flipper, and buy n hold.

Hi James, 

I'm a former broker and contractor, only investing now but for someone who has worn both hats, this seems like a pretty good business model. 

People, whether they're selling or not would rather work with one contractor on any project. In a selling position it seems like this would benefit the seller by knowing their broker/agent is on board to see them through the process of getting the highest sell amount possible. In many cases a seller is already going through their agent for references on contractors to use and trust and all broker offices have their "go to" contractors on speed dial anyways. This seems like a no brainer... I can't see why this wouldn't take off.

In therory, somebody had a good idea... Lets's advertise what were are all ready doing... Good luck
