The project can always be done, regardless of the money involved. You need to ask yourself how much of the work you are prepared to do yourself? The less money you can spend on labour, and the more on quality materials. The better.

I keep my debts and debits meticulously recorded on paper ledger. That way, I know that whenever an impulse buy is made, I will need to spend time documenting and justifying it on the ledger. This genuinely makes me think twice about buying that second coka-cola. Your pocket money grows very quickly when you don't spend it!

I have worked with a global developer in the past, and would certainly not do it again. These companies are fully invested in their bottom line, and are fully willing to nickel and dime their contractors and smaller investors, as it nets more profit for the company as a whole. Only reasonable way in my opinion to go tropical is a JV with fellow investors, or a house hack situation where you slowly expand out using something like AirBNB.

Depends on the unit's your working on and the method of REI really. If you are doing mobile homes, you will want to create an assembly line of sorts. This unfortunately, won't work as well for other methods.

I like to keep enough seed capital available to bring my project almost to completion. This way, when I c=go the bank I can propose a project with a guaranteed return for a small loan. I get the money I need, the bank gets to contribute to a successful investment, and my lending history has never looked better.

The interest rates are largely regulated by the banks, and as such you won't find much variety with financial institutions within the united states.

Mobile home parks are a very good form of investment for today's crowded, over dense societies. I think once you get into the rhythm of producing your units, everything will fall into place. These kinds of units don't require the same level of amenities as conventional family homes, so plenty of costs can be avoided there.

I recommend you find an investment manager who is very experienced with high yield penny stocks. The appreciation will grow, or shrink, your funds very quickly indeed!

I have always stuck to the Chicago area since I began my REI journey. That said, the idea of having an investment I would need to go and check up on every now and then in Vegas sounds pretty tempting!

I agree with @Joel Brown, unless the neighbourhood is dominated by pools, it doesn't make sense to build one. Good thoughts on renting the unit, you make good points.
