You need to go through a closing attorney before you get into trouble. My seller finance deals went through the normal closing process. Since you are helping him out then I would only put down 20k

These women have children and need shelter. Remember it’s illlegal to discriminate! Parole boards and non profit organizations are looking for landlords to refer clients.

You would still screen them! I think it may be a strong rental pool for the right property
