I'm looking for someone that can do a 30 year Home Equity loan on a purchase that I just made 1 month ago. It is my primary residence, and i'm looking for debt consolidation as well as cash for future projects.

I prefer someone that can do electronic appraisals to keep the costs down as well.

If you know a bank that can still do 100% LTV and electronic appraisals, please let me know.

I am still looking yes. I'm in Pennsylvania. 690 FICO, 706 middle score.

I have perfect payment history, no foreclosures of course, and I have plenty of reserves and I own 5 investment properties.

In my opinion (an investor that just got their liciense), it is worth all the trouble and dues to be able to get the listings in real time, and not just from realtor.com and other similar sites that don't have all the information and run on 2 - 3 day lag.

Also, keep in mind that just because you are an agent doesn't mean you have to broker your own deals. You could always "refer yourself out" and get 25-30% of the buyer commission as well. Considering some large brokers like Keller Williams are on a 70/30 split, that is still a good chunk of change that allows you to replace all the appliances in the new investment!

This company says they can get my vacation properties on expedia/travelocity/etc.

Has anyone used them or heard of them?

I'm interested in properties that have sale/leaseback provisions? Any chance this property has this?

I just went from Vice President of Investment Banking (by choice of course) of a top 5 bank to a "Real Estate Investor".

I know other people here are in similar situations. What do you call yourself besides "Real Estate Investor".

It is sad to know, that 1) We are grouped with Realtors, 2) What we do seems so easy, yet it is very difficult, 3) I haven't yet to get a lot of respect for my decision for leaving my stable corporate, mind and spirit draining job.

Love to hear what you all have to say...

I never really got anywhere. I am thinking of purchasing (2) new construction condos in Brigantine, NJ on the NJ shore.

Is there a website out there to find REI Clubs? I'm a little outside of Philadelphia and interested in Southern NJ as well.

I'm located about 30 miles north of Philadelphia in Bucks County.
