I agree with everything.

I think it is important to align incentives. I think maybe our disagreement lies in how best to do that but since you have a few more gray hairs than I do I am all ears on how you propose such partnership.

because 20% profits from 100 projects is better than 40% profits from 1 project. Definitely more money with more work.

The project has to make sense for both of us. If the contractor is making a killing on the project but some am I, then great for both of us. 

Do you know any GCs you can recommend?

Investor friendly would primarily consist of executing projects at a cheaper price point that a custom home builder would for the end consumer. If the project is successful I can provide the general contractor/builder with plenty of future work so I think its in both of our interest that the project is completed fast and as cheaply as possible.

I bought a vacant lot in Houston and I need to find someone to build 2 townhomes in the first ward area.

Any recommendations for investor friendly builders/GCs?

I am planning to reinvest the proceeds from the loan. I would prefer to buy properties with bank approval to have more confidence in the deal but no bank is willing to even look at my situation. Will I always have to sign a personal guarantee or only during the first couple of years?

I have just created an LLC with significant funds in it. My plan is to BRRRR properties and to buy turnkey rentals. However, no bank is willing to lend to a startup LLC. I have received dozens of rejections and asking for help or guidance.

Anyone know of a bank willing to look at my situation in Houston?
