Hello BP!


My fiancé and I are relocating for work to the NY metro area. We own a property in Delaware that we plan on renting out but need something to rent while in NY. Ideally looking to stay under 2700/month. If anyone has/knows of a property available within the next month or so I’d greatly appreciate the lead! Hope everyone had a great Thanksgiving..

How’s it going BP?

Was wondering if anyone has any experience in the Durham/Raleigh, NC area with long term and/or short term rentals? Not familiar with the area, so would love some help on which parts to stay clear from.

We’re looking to purchase a place and do a live in flip. Just the girlfriend, myself and our dog, so no children. Ideally trying to stay around 200-300k, open to house hacking if we can find multiple units on 1 property.

How’s it going BP?

I’m being relocated to Philadelphia for work and after doing some research I noticed there’s some neighbors to stay away from in Philly (just like any other place you’d live).

My fiancé and I, along with our dog, are looking to purchase a place that needs some love, fix it up over a year or so then rent it out. Ideally keep repeating this process.

Was curious if any Philly investors have some recommendations on areas to check out, ideally looking for an area where you can walk or get on the train, so not too far into the suburbs.

I was told if you complete a 1031 exchange you must rent out the property for xx amount of years, then live it in as a primary residence for xx of years ?

After reading up on it, I can’t seem to find this requirement anywhere. Was wondering if anyone has completed one or have heard this being a thing ?

Thanks for the input Dan! I was thinking doing cosmetic rehab myself ((on projects i know how)) and contracting out bigger projects. Then after a few properties, like you said, let the experts do what experts do. It's seems like thats the best bet!
