Hi all, I am looking to team up with a sibling on a deal and am looking for guidance on how people typically structure partnerships. It is pretty straight forward - I would provide the sourcing, the loan vehicle (it would be my primary mortgage loan), and the property management while my sibling would bring the downpayment. The down payment would be anywhere from 5-20% of the deal. 

Is a 50/50 split of all cash flow and appreciation appropriate? Or is there a better approach that typically use?

Hi @Jonathan Klemm - thanks for the intro! I will reach out to him. 

I actually don't use bungalow in my properties. I furnish the common areas and residents bring their own room stuff...I find that makes their leases a bit stickier. The furnishing of the common area are super basic. The goal is to design a highly functional and comfortable living space that is simple to maintain and gives everyone their own dedicated space.

Hey all, thanks for the replies! 

My experience has been great. I am doing rent by the room in two major markets (DC and Denver) and my initial one is cash flowing strongly and my current one is well into the green while living in it. It has been really powerful in these major markets but perhaps in 2nd or 3rd tier cities the rent differentials dont make sense. 


@Ryan Duphorn - is $600 typical for a room from your experience? I am seeing a wide range online. 

@Joedocei Hill - any insight from your friends doing rent by the room?

Hey all, occasional poster and frequent reader here! 

I have two properties in markets outside of the Richmond area that are rent by the room. They are doing quite well and I think the strategy is really strong. As a Virginia native I have turned my attention towards Richmond, VA as I love the city and started doing my RE research.

I was wondering if anyone in this group has done 'Rent by the Room' in Richmond? 

Is it popular outside of university students? 

Are there other strategies folks have found to work well?
