Price per square foot isn't a good way to valuate real estate. It's actually about the most horrible method available, people just talk about it a lot because it gives consumers a 5 second bullet point, and consumers like 5 second bullet points (consumer friendly bullet point: "Budweiser: King of Beers" - is Budweiser REALLY the king of beers...?).

If home valuation could be automated, it would already be automated. In fact, we have them: automated valuation models, AVMs. Ziestimates and Redfinestimates and so on are all crap. Don't get me started on Fannie Mae's AVM (the SSRs) which only has the very simple task of answering the question "hey is this human-completed appraisal credible?" 

People have spent millions of this and hired very smart people, and the end result is consistently complete and utter garbage. AVMs are a dead end unless you're going to work AI into it, embedded into a robot that actually walks out to the property as well as to the relevant comps, and calls agents/appraisers asking them why this home was that price, and so on. Go build me an AI robot if you want me to take an AVM seriously! By all means, please go do that!

Again, I love the idea. I think there are MANY areas where software is a (or THE) solution. This isn't one of them. ESPECIALLY not if you're using price per square foot relative to computer generated comps, which is literally the worst measure there is for valuing real estate.

If you want to talk about the software innovation that COULD be helpful, and that we DO need, that's a different conversation.

Yeah, obviously not a tool to make offers with but a way to "filter" out the overpriced stuff on realtor sites. Thanks for the feedback.

My other idea was to scan multifamily properties and relay with rentometer pricing to see if theres a missed opportunity to capitalize on an underperforming property.

Hey guys,

I was about to send these 2 wireframes (made into a slideshow to demonstrate how it works) to a programmer to have it developed into a web tool - basically it scans the zip code for current listings by $/sq ft and shows the lowest price per sq ft as "deals":
