@Steven Jefferson Harrisburg is a great market. Obviously has it’s rough parts but I think wherever there is government will have a stable local economy for years to come

@Boe Stingley I tried tenant cloud but they basically want a fee for each transaction. I currently use Cozy and it’s fine, just takes 4-7 days to get your money transferred. Zelle may be easiest though

@Ryan A. Hey Ryan, the important thing is the practice of saving and investing money. Honestly, the exact place it goes is one of the last things you need to worry about when it comes to S&P vs. REI. If you're buying RE strictly for cash flow, this is going to be an unpopular opinion, but I would almost rather go with an index fund. The real wealth creation of real estate is buying properties below market value, using leverage while gaining a big chunk of equity, still having it cash flow and rinsing and repeating multiple times over. If you want a quick and easy way to invest every month than the S&P is a good option, but if you want to achieve the best returns I would prepare to treat REI like a business that requires work to systematize things which on top of what is likely a demanding full time job with a family can be tough. Not where near impossible though so keep learning and get after it man. Buying a live in flip would probably be a great way to start

@Pedro Bartolomei hey Pedro, I’m from Long Island, NY and moved to the Lehigh Valley area on Pennsylvania. Currently have a triplex in Breinigsville just outside of Allentown. Currently looking for off market multi-family in the Allentown/Bethlehem area. It’s a great market and I think has long term potential being relatively close to NYC and philly while having its own small city appeal with stable economic factors. @Canesha Edwards unless you have extensive property management experience, I would not plan on managing this property yourself. Do you really want to work in the business instead of on it? One thing you could do is actually have a PM company partner with you on the deal, they have equity and provide skin in the game for the bank

@Ray Reed tough spot to be in, I would recommend talking with her and saying that market rent is 1350 and you are paying 800, that is the equivalent of me giving you $550 per month. What can we do to make this a win win? Maybe it’s only raising it to $1000 until she can find something else within the next year or maybe it’s paying for her Uhaul to move in with family

@Christopher B Shires if you can qualify for the mortgage, and the gross rents from the other units will cover the PITI while you live there for free, I think it's hard to go wrong
