Hello,
New from Smoky Mountains... I have an important quesitons for those who might know:

If you write a real estate contract on a property which is accepted by all parties, fully executed, then it "falls through" due to financing or other things... (through no fault of yours)... can you deduct your lost commission on your income taxes as a capital loss? ///// (perhaps you know of a good website which addresses this?)

Thanks for any factual help you can share!

I live in the Great Smoky Mountains of East Tennessee. It is a wonderful place, and especially so for investors looking for a huge income and appreciaiton from the lucrative overnight renatl market...supported by 13 million annual tourists.

Most of these homes range from $200,000 to $1.4 million asking price, and yield $35,000 to $165,000 yearly income!!! it WILL be the next HOT area to invest!

Can anyone tell us why it is so difficult to be admitted to BizBuySell ??? We applied and they are giving us a hard time saying our properties may not be a "good fit" that they aren't too comfortable with "income properties" making to $150,000/yr rental income -- they say if they are similar to "Bed & Breakfast" properties, however, that would be okay!!! These properties make much more money than most "B&Bs" so I would think that they would be anxious to show the ads! They finally allowed us to pay to join, but then said we could not "highlight" our properties, like everyone else is allowed to do.... Weird??? Perplexed!!! Anyone ever advertised with them? (Sheila)

Here is an overview of what we did -- maybe it could be helpful to you when considering a plan...

My wife and I were really blessed with our first deal. We has no men tor, and just had to go on faith along with things we had learned from selling real estate.

Our first deal was a miracle! We purchased a 4 bedroom vacation home in the Great Smoky Mountains near Gatlinburg Tennessee.

On paper, we paid $634,000..well more than we could stand. But, we took a big risk, and much to our surprise, it was a dream deal.

During the one year we owned this house, we made $70,000 in overnight rental income against nearly no expenses.

One year and one week later, we SOLD this same home for $997,000!!!

-- That is how we started out, and many other people have repeated this idea, as we are also blessed to live in a resort area with 13 million tourists each year--making the income properties possible.
