@Tara Sullivan thanks for the information! I must have overlooked that while researching the specifics of that type of loan. I am Iiving in a VA loan home right now and wouldn't be able to use a 203k loan like that so I'll look into other options. Thanks!!

I need some advice on how to start. My goal at this point is to get in the door with a pre qualified renovation loan in a market where I believe 200k is reasonable. I've never gone through this process but the market requires me to be pre qualified in order to make a quick offer when an opportunity comes available. Any advice or warnings for a new guy? I'm starting off not using an LLC or sole proprietor business and hoping to role this first initial purchase into one later on down the line as I get more experienced and confident.

@Justin G. I don’t want to sound like a broken record and I’m not going to consider myself successful as I am a brand new investor. The book, at this point in my life, that has had the most impact on my motivation and focus has been rich dad poor dad. I’m sure many have read it and would agree that in the beginning of your investment adventure this book has the potential to drive you towards higher goals.

@John Fortes thanks for the reply. I believe I need to look more into single to multi family homes I’m not afraid to get my hands dirty and I’ve had one single family rental in the past. I’ll try and get a better focus on what I am really looking to invest in thanks!

@Marlen Weber great idea! Do you know what type of return that type of investment gets? I’ll have to google the areas I’m interested in

Good day BP! Just trying to figure out where to start. I have a very good W2 Job that pays well, but would like to get started investing. i have talked about moving into becoming a contractor or realestate agent in order to get more experience with the whole process, but now I am torn between getting into mobile homes vs single to multi family homes.  Eventually i want to get into small apartments, but i understand that I need way more experience.  Any thoughts or ideas ?  Thanks!
