I am recently looking into helping Chinese investors locate and purchase USA based properties.

One thing I find is not often referenced on this site, and I have generally had less luck finding info on is securing loans and financing for Non-US citizens. Though my clientele would be primarily Chinese, I would love to learn more about this overall process.

Can anyone recommend a site, article, book, personal experience on the best-ofs in this process? What kinds of loans and interest rates are most popular for foreign investors? Are there any specific banks/agencies that are a "golden standard" or is it very much local to the area you buy in.

Any information and discussion is much appreciated! Thank you for helping me out.

@Mitch Messer No I had not considered that but it is a very interesting possibility. I was thinking much more of higher-end properties, potentially on the west coast in communities where Chinese thrive and have a more similar lifestyle to back home.

The 50K can be sent out once per year, per person, so technically you could get 1,000,000USD sent out to a US private bank account if you had 20 willing friends. Still, that is no so replicable and certainly not a smooth process.

@Will Dixon Interesting approach, though I feel most people here are relatively unfamiliar with / averse to that method.

haha awesome stories @Jessie Walls - That all sounds about right to me! Hoping with some time and effort I can crack this Market.

Hi @Mitch Messer thanks for the response.

Unfortunately from everything we know, things are not as simple as thst with yearly caps of 50000usd sent out by Chinese nationals per year. Getting large amounts of RMB out of China continues to be an increasingly difficult issue for many Chinese investors.

Good Evening All,

My name is Sean, and after much thought and silent browsing on this site I have decided I want to follow through in trying to sell and connect Chinese buyers with USA properties. I have recently read Rich Dad Poor Dad, Expat Millionaire, and set for life as well as done (probably too much!) online browsing and have become fascinated with the real estate journey.  I also feel due to my position and life experience this is an area I have a relative competitive advantage in so I want to start here.

I live in China, speak fluent Chinese, as well as having a Chinese Fiancee and a large network of wealthy investors hoping to get some money out of China to diversify and potentially provide opportunities for future Children. I have been in and out of China for the last nine years. I hope to become a one-stop shop for folks who have no idea how to go about acquiring property in the USA.

One big question that people immediately face, is how to legally, or at least safely transfer large amounts of RMB (100k usd+) out of China to the USA. Does anyone have experience doing this, or can recommend some reading/resources/organizations who specialize in doing just this?

I hope this is the start of a long real estate journey for my future wife and me and hope to post and learn more in the coming months.

Thank you for any and all help!
