Luke Carl thanks for all you do!  Do you have any updates on the pool heater remote control system?  I am curious to your opinion.  I am currently installing a heater and need to add the control to keep the guest from being able to do it themselves.  Also, you need to do another episode on the podcast soon!

Our tenants of four years destroyed our house! We will need to redo our kitchen including new cabinets, redo our entire bathrooms, new floors, paint baseboards etc. Does anyone out there have a good lead on a contractor in the Phoenix area? We need to bring our house back to life!

We are having issues with a tenant and would like to talk to an attorney about getting an eviction in motion.  Does anybody have a lead on attorneys in the Phoenix area?

Hello fellow landlords! I am curious how much you are planning on raising your rents this coming year. As I am doing my comps I am noticing a huge difference from my current leases and what they would lease for. Most comps are running 20% to 30% more than current rent. Are any of you seeing the same numbers? What, if any discounts are you giving good tenants? I am having a hard time asking $500 more rent to my good tenants but those are what the numbers are showing ($1600 to $2100 for example). Any additional thoughts?

@Nick Belsky do Non QM loans count against the conventional 10 loan limit? My wife and I just hit the limit yesterday on our last last long term property and are looking for the next best loan options to continue investing. We are looking to move into STR for the next few houses.

A great mortgage broker is a wonderful asset to have on your team.  It's like adding leverage to your leverage!  An average broker will not be any better than doing everything yourself.  It is worth the time to find a great broker.

@Sam P. Zillow has been great. The only problem I see is that they will keep trying to monetizing their platform going forward. But it works so well so maybe they deserve it. A bad tenant will cost much more!
