I can understand that. As a busy person and a self starter, it is hard for me to imagine  as you describe yourself that you would retire, curl up in a ball, catch lots of diseases limiting you from travel.  I think that you would find yourself with time & freedom to dedicate to doing other things that could bring you money whether it be more properties, becoming a realtor, developer or something else that wouldn't take up 9-5. Maybe it would take up 9-9 or 4 hours a week but it would provide enough for you to still travel and meet medical expenses.

Sorry, If you are netting $14,000 a month in cash flow from properties, why do you have to keep working?

I don't see Zip Code 444119 in your guide, sorry, where'd I miss it?

I invest in Cleveland & I think this is a really good write up. The running water because they don't pay for water is not a small item. A small leak lead to us having to replace a wall & other significant repairs in the bathroom. I kept thinking why did they let it get this bad? And @Marc Hanson this post hit me like a aha! because they don't pay & they don't have to care about it. Why didn't I realize that?

I have a property manager that also handles the insurance but Cleveland finds a lot of ways to rope the landlord in. I've had to endure hours on hold with Cleveland Public Power just to get someone on the phone to authorize my property manager to work with them & then a week later my property manager will say "now they need you to authorize this..or that".

Ultimately they made me spend, $200 on clips for an electrical panel which seem not necessary but also not a significant cost for a new property repair.

Euclid, on the border of Cleveland has Point of Sale requirements & it's made me drop 2 potential purchases.

It's a tremendous undertaking to do without a team. If something goes wrong & you're the only contact, & you are needed on-site, how are you going to respond from being on the road?

I have several properties in Cleveland. Would be happy to point you in the direction of a good agent who is tied in with a property management/insurance company.

I invest in Cleveland. I have been advised to stay away from East Cleveland so I haven't looked into it in 2 years.  Can anyone tell me what has changed?

@nickhanson you can always invest out of state as well.

Congratulations!
