@Salvatore Lentini I keep coming up just short of having an offer accepted.

I have to hire a GC for flips, and their cost for the jobs force be to lower my purchase price.

Missed three rehabs in the last 2 months and all three went to GCs that also invest.

Their lower cost on the built pushed their purchase threshold beyond where I could capped my budget.

@Jacob Stokes it all depends on your market. If there are 5 offers on the home, your inspection contingency could knock you out of contention.

In the Boston area, sellers are not making any concessions based off inspections. Their position is strong enough to tell buyers to either take it or leave it.

If you’re lowballing with cash in a sellers market, chances are you’ll be passed over by an over asking financed deal.

Again, in my market, and it may not be relevant to your market, if you’re not going in at 102% or more over asking, you’re not getting the house. If you are offering cash, it has to be at asking.

What are some effective strategies for targeting distressed owners off market properties and opening up a dialogue with them about selling their home?

Ideally, I want to find homes that have the ability to fix and flip. Condition of the property is not a concern. If it calls for a tear down and new construction so be it.
