Plenty of successful investors will tell you having a realtor license is more of a hindrance than a help. In fact, you are legally bound by many things that you would not be otherwise. Do your research and make an educated decision before getting your license. Many people who try wholesaling never have success because they never act. 100% of successful wholesalers, actually went out and DID SOMETHING. So let that be an encouragement. Just because most people fail to act, doesn't mean you will fail. YOU go decide what your success will be. Still lots of great advice here. As for being honest and transparent, you can tell sellers that you might buy and hold, buy and flip, or let it go to one of your business partners(wholesale). Nothing dishonest about that. As long as you're providing value to them, it shouldn't matter to them what you do with the property/contract.

Hey everybody. I'm new to wholesaling here in the Houston area. I feel locked up when it comes to making an offer on a property. Let's say the seller agrees to my offer... where and how do I get the actual physical contract and which one should I use? I found the 1 to 4 residential contract on the TREC website, is this what wholesalers should be using? Is there anything specific I should look out for on the contract, or should I just hire an attorney to get help with the contracts? I know this is a total newbie question... thanks in advance.

Hey Karla I'm more or less in the same shoes. I'm also in Houston. So far it seems like networking is key. I called a bandit sign that was posted on the road marketing "investment properties". Had no idea what to expect but it wound up being another wholesaler. Meeting him tomorrow to see if there is a way we can work together. This may not be an opportunity. But it may be! You never know who's on the other end of a phone call so just throw yourself out there and see what happens.
