Hey you're just starting out. I didn't read everything real close, but do you have money set aside for this? As in YOUR money not OUR money? There's deals that you can get into in OH, PA, WV all near by you with $10-20k. Very little costs. If she sees that you are doing it on your own and it's safe and profitable she may change her mind. But right now you probably sound crazy as hell to her. Just show her what you have in mind by doing it on your own, no risk to her or your future family, and she may come around.

If it’s not breaking any laws I don’t care. If chickens makes it feel like home to them, they will stay longer.

“Turn key” providers leave very little meat on the bone.

If you’ve got 30 minutes a day you really don’t need them.

The difference between the haves and have nots is having.

Sounds like fear talking! Find something where the worst case scenario still makes money and buy it.

My partner and I are likely to close in a few weeks on a duplex in Steubenville, OH. If you know anyone you'd recommend to manage it for us drop it in the comments. It's currently tenanted.

Hello, folks. I made the transition to self-employment in 2018. Recently sold a house for a nice little profit. I already own my primary residence out-right (paid cash) and have one rental with a note. Thing is, I’d like to pick up some rentals but I don’t know if financing will touch me. My credit score is over 700. My net income was 43% of gross for the business, but 2019 will be year two.

Should I buy more rentals with cash and worry about refi after I have two years in?

Or do you think I have other options?
