Yes, we can accommodate lending to a 401K in most situations.  With this type of structure it really is a project by project basis depending on how much we like the asset and the size of the project.  Feel free to reach out to me with any other questions you may have.

Program 1:

70% LTV of completed value (most likely will include some type of LTC % as a portion of equity will need to be contributed by sponsors)
Construction loan carries 6% I/O typically
Rolls to perm loan at 3.25-4% typically
25-40 year amortization available depending on project
1 close for both pieces
Typically 60 day close
*Can offer Equity participation from investors to leverage minimal out of pocket from borrower

Program 2:

75-80% LTC*
3 yr. construction loan (extensions allowed)
Converts to a 35 year perm loan at 3.25% (current rate)
Construction loan carries 5% I/O
Furniture & Fixtures - can be financed
Asset based - 92% of approval is based on project, not owner
Loan Commitment – 2 to 3 weeks
Closings in 60 days or less
Construction loan is recourse, then can convert to non-recourse after completion
*Can offer up to 90% LTC on certain projects

I am looking to connect with anyone who might have a lender or investor that would be willing to lend on a short term 6 month bridge loan related to a life insurance policy. The buyers would need $20M and they have $2M in cash. The life insurance policy was vetted by Llyod's of London to be around $120M and the buyer is bringing in 2 potential banks to collateralize the portfolio for a $50-60M LOC once the portfolio is acquired.

Mike,

I can provide portfolio financing starting at 5 properties and a min value of $300K.  The rates are typically between 5.25-6.25% for 30 years and a fixed period of typically 5 or 10 years.  On the above properties I can definitely assist with pulling out equity on the 2 properties and once you obtain 3 additional we can do the portfolio loan as needed.  Please feel free to PM me or email me directly at [email protected].
