Hi victor!  I live and invest mostly in the hampton roads areas but I am closing on my first duplex in staunton this week.  My market is just silly now and I am looking for markets that aren't affected by floods and more importantly flood insurance.

I have worked with Property Services of Ocean View for years and they do really good work.

I use Marc Gillions at Property Services of Ocean View.  I have been with him for years.  Pretty good service, all bills and deposits can be seen online.  I do monthly calls with him just to talk about big ticket items.

I am buying multi family in the surrounding towns.  Charlottesville doesn't seem to make money on them.  I would need full service as I am about 3 hours away.

I am looking for a property manager in C'ville VA. I am going to be buying the area next month and live in Hampton Roads so a bit a of a drive.

Can anyone make recommendations?

Wow thank you @Account Closed.  That is a lot I hadn't thought about.  I wasn't planning on assigning any of them but the idea of offering six contracts is interesting.    

I doubt I can get them subject to, I have done that before but will offer it and see.  I will be asking for seller financing for the balance.  

Any tips on getting a base price?  I have had several sellers stall and avoid it.  Just stonewall until they give one or are there some other options.

A potential deal has come up.  A seller was to unload her portfolio of 6 properties for a total of 21 units.  Only 14 of the 21 are occupied, mostly due to her fatigue managing.

At a commerical size like this would it better to analyze and offer a price based on current income for the property 10,000/mo(current) versus 16,000(potential)

These numbers seem real low.  taxes only 400 a year?  

Personally I have several properties in that age range and 10% for regular(120/mo) and 5% for cap ex(60/mo) has been more realistic projections.  420 for a fourplex is very low also i would contact an insurance agent and get a quote to be sure.  Add another 10% at least for vacancies and loss of rents.

The owner will come down to closer to 80k before it gets decent.

I am looking for a commercial broker that is either here in Hampton Roads or operates here. I have smaller multi family properties and am prepared to move up to larger properties.

Can anyone recommend a broker?
