@Brian OMahony. I agree with the rest of the comments. You can’t get better service without a realtor. In my case, I put both my properties up for sale in mid April in So Cal. I decided to use a flat fee service out of Irvine, CA since there was not going to be any open houses or weekly showings. On both properties I shot a virtual video tour and held one open house with time slots out of respect for COVID-19. I had multiple offers on both properties and currently just finished escrow on one the other next week. I saved approximately 24k In commissions. But “I” had to do all the work. This was just my experience. The Broker I used was great and very helpful with contracts.

I didn’t post this to get bashed. I’m fine with other opinions or criticisms, but to post what you just did about me, (you) being what I thought was a good resource with your YouTube posts, especially in the Cleveland market really stinks. I didn’t post this to get bullied. If I’m wrong than cool, just posting my experience and wanted feedback not to get bullied of all places BiggerPockets.

When I did my own due diligence all the properties were still active. When my realtor called me a week before my travel plans they were still all available. It all happened that week in between sending out my analyzed properties and the day I was leaving.

Having that said hearing all the posts, anything is possible, so I’m glad I posted this, even to hear some of the critical feedback helps get that bad feeling out of my stomach.

The good news is I already found another great deal and moved on. I’m just going to be a little more careful with long distance investing and vet my contacts a little better.

I like that idea! Listening to all the replies I can see how it could have been bad luck or bad on me for going off realtor reviews

When I analyzed these properties I purposely sought out seasoned properties that been on the market for at least 6 months to thin out the competitors. That’s why it shocked me when I watched almost all my primary properties disappear as soon as I sent them over to the realtor. He still won’t return my calls or emails. So the writings on the wall. All the posts are helpful!!
