Yea I have, would definelty recommend them, every coach does what they teach, no gurus by any means and they also warranty their program, still to their commitment and follow through until you get the amount of deals that each level estimates to help you with.

Sometimes you have to pay for education to learn faster and skip steps and avoid mistakes that can set you back years.

In life the only valuable currency is time, and if your worried about sacrificing a down payment that’s small thinking because youll build a portfolio slower using your own money when there’s billions out there around all of us.

Definitely make sure it’s a quality program though, there’s good and bad in anything, there’s another route too just apprentice in a sense under someone you know already in the business and just bring them a deal to work on with you so they can profit off it and you can watch and learn as the deals goes through

Investing money into mentor ship is never a bad thing, there’s good and bad to everything , when you’re lying 20,000 or more you’d want to have some good one on one time and advanced training and already have your business kinda started a bit and taking off I believe.

I’m in BC Canada where there isn’t a lot of wholesalers at all I’m almost one of the only in my area of 4 cities so I have to developer a good marketing campaign and network- the cash I used for meteor ship would have helped that take off a bit more so Hind-sight I would have invested closer to 20,000 for a smaller mentor ship program first then worked my way up to the more advanced ones etc.

The ROI for a good coach is infinite and when compared to what it takes to go to school for something like a doctor etc and the amount of time you go without making income anything under 100,000 dollars makes sense especially if your dedicated and disciplined, the time you'll save alone from have a coach to correct your path is worth it for sure

Yea there is a way to whole in BC you just have to do it properly.

And it’s difficult to find private off market deals but it can be done.

Single-family residence wholesale investment.

Purchase price: $210,000
Cash invested: $1,000
Sale price: $220,000

3 Bed 2 Bath Single Family WholeSale
ARV 425,000
Buy 210,000
Wholesale fee 10,000
Renos 140,000 (investor doing a buy and hold and Renos for way less, Aproximately 80,000
Investor All in price Approximately 305,000
Owns for 71% of appraised value

What made you interested in investing in this type of deal?

I was looking for a flip

How did you find this deal and how did you negotiate it?

A friend/birdog pointed this out on Facebook. First negotiated from 280,000 to 260,000
Viewed it and had an inspector go through it then negotiated and tied up on paper for 230,000
While in subject removal I got all my contractor quotes in order and then Re-nogiated to 210,000 using those as reference

How did you finance this deal?

I ended up wholesaling this to an investor I had pitched another deal to.

How did you add value to the deal?

I Organized all required quotes, got a home inspector in and also ran comparatives through out the market and also got a potential ARV through an appraiser.
Then used my network to attract an investor

What was the outcome?

Wholesaled for 10k
Owner avoided foreclosure
The buyer turned into a JV Partner for future deals :)

Lessons learned? Challenges?

Your Network is your net worth and can get you out of a sticky situation or one that is running out
You always learn way more going through the process and working through the deal
Be honest through out negotiations
Divorce and Forclosures make for great deals
Motivated sellers will negotiate
Bring third parties to the table (appraisers, inspectors, contractor quotes)
Thank and pay all parties (birddog $500, good contractors-thank-you letter and $50 gift card fordinner)
Buyers=Jv partner

Other fix & flip investment in Vernon.

Purchase price: $140,000
Sale price: $205,000

This was a condo fix and flip located in Vernon BC CANADA. It was owner financed on every aspect.
It took way to Long but I learned through out it to.
This was a 2bed 2bath unit on the 4th floor

What made you interested in investing in this type of deal?

Stefan Aarnio's material originally spiked my interest in Flips . His book "Self Made" and "Money People Deal" are excellent books for beginners

How did you find this deal and how did you negotiate it?

I originally contacted this owner from another ad he had in Kelowna BC told him what I did in construction ETC then he called me back about this place after Tennants had destroyed it.

How did you finance this deal?

Owner Financed. He wanted 140,000 minimum outta the Deal then we would Split any profits after Renos

How did you add value to the deal?

I brought my construction experience and originally tried buying it for under 130,00 but since I needed investors it was cheaper financing through him

What was the outcome?

Ran out longer than expected but Profit was 10k to me and 10k extra to the Owner with some hourly profits on top of that
Sold for 205,000 the most a unit like that in that particular building had sold for

Lessons learned? Challenges?

DONT do the work yourself if you can avoid it, As an investor you are more valuable looking for the next deal and networking if time is low.
Contracting is a 50-100 dollar an hour Job
Networking and searching for deals and negotiating is worth $500 plus an hour
I don't regret the work and its challenges though
Owner Financing is always the cheapest
Know your Reno numbers in and out
Dont live in the Reno, this is not Ideal lol

It took way to Long but I learned through out it to. Not generally Live in a full gut. its better to fully focus on a deal. Never do the work yourself even if you have experience . Contracting is a 50-100 dollar an hour Job and deal finding/Networking is a $1000 plus an hour job, either way I still enjoyed the experience had no money into it basically lived for free and profit 10k plus some hourly work in there.
