Hi all,

I'm in contract for a two family in Fairfield, Connecticut and I'm looking for a general contractor to renovate both apartments. I'm using a 203K loan so they should have experience there. Any referrals would be greatly appreciated!

Hi, first off thanks for answering so many questions -- amazing! I'm writing because I'm about to buy a home in Fairfield County. It's a two-unit home but has an illegal 3rd apartment in the attic. The illegal apartment is quite spacious and doesn't seem like it's illegal. My questions are 1) Should I rent this apartment out when I buy it?; 2) Can I legalize it while it has a tenant?; 3) How do I legalize an illegal unit? / Who do I contact?; 4) What kind of trouble could I get in if I rent it out while it's still illegal?; and 5) Can I rent it out and avoid problems/trouble with the law?
