I'm a wholesaler on track to move 150 properties this year. Name of the game for me is speed to move the contract.

Currently I have a mass email marketing platform that works well but no one checks their email as much as their texts. I'm looking to categorize my buyers and blast out a text message to specific groups whenever I get a property that fits their criteria.

I'm sure services like this exist out there but I'm looking for the most cost effective one and I'd rather hear the best from you guys rather than from the salesman pitching their product.

Does anyone use a platform like this and how does it perform for you?

I've been working in wholesaling for quite some time so know the ropes when it comes to selling off market homes. Now that I'm a recent agent, I'm wondering what are the best resources for a Philadelphia based agent to find off market properties? 

So far I've had great success with Facebook, Craigslist, and MLS - does anyone use other sites/resources to find good deals?

@Jerryll Noorden Good point, our process is as follows:

Mailers/Online Advertising

Call center receives incoming leads and sets appointments

Sales agents run appointments and get property under contract

Dispositions team sets purchase price and sets up walkthroughs

Receive offers and make final decision

Rinse and repeat

The process itself isn't revolutionary, just that our team has effective people and we always maintain open lines of communication through our CRM, being in the office, and encouraging a culture where phone calls and texts are common. Additionally, we have an in-house transaction team that offsets many tasks that a title company would do which gives us a great relationship with our preferred title company and expedites the process.

I represent a large wholesaler in the Philadelphia area and we have a fairly efficient process when it comes to getting properties under contract and bringing them to a close with an end buyer. I wanted to see who has trouble moving these contracts in Philly and if so, why. Always looking to improve what we do.
