Finally a post about my own back yard! I live in Plantation, 33317. These areas are in lower income for sure, not the safest either. I personally haven’t thought about 33313 only because I myself don’t really want to commute or travel through these neighborhoods. Zillow shows SFHs listed from around $265- $350k for a 2-3 bedroom in 33313. Seems overpriced to me. The area isn’t developing, no new shops, businesses or recreational areas, sellers are just asking more. The area that is developing is 33311. Hey Ryan! If you haven’t already listen to ep: 361 of the bigger pockets podcast. The guest talks about how he does this in Maine. Apparently the market for mobile homes in that area, or at least at the time is super cheap, under $10,000 for a full purchase and rehab. I briefly looked at mobile home opportunities in my Fort Lauderdale area, most to go for upwards of $75,000-$100,000. Not to mention of course the land lease cost these associations charge is very high as well. The guest in this episode basically buys, rehabs, and does rent to own for buyers/homeowners for his area. I’m wondering if that will work for your area? Would love to network and connect if we get the chance!

Hey everyone! 

First post and excited to learn and grow with the community! 
I live in the greater Ft. Lauderdale area of south Florida. Right now the market is booming. House prices are high. I have a steady income of about $2000 a month after paying all bills, rent and covering food expenses, while be frugal. I have 20k cash in savings and another 10k in stock options I can sell in order to fund a flip, or rental investment. I understand that steady active income (from a job) is better than passive income, but I want to quit my job YESTERDAY. I have no passion or drive to continue working for a corporate entity. I plan on saving as much as I can until the end of the year, may be able to save an additional 6k or so. But I don't want to start next year continuing to work where I am. I want to jump in with both feet and give 110% into real estate investing. What options do I have in my market? To generate some more cash on hand, I think it would be best to flip 2-3 properties, then start investing in BRRRR. Anyone have any advice, or suggestions for me and what my options are? We also need more meet up and networking options for my area. Let's talk!!
