ok, many wholesalers are unethical in the way they operate, also many are not. At the same time many landlords and other types of real estate investors are unethical, but also many are not. To say “all” wholesalers is just not correct. To those who get offended off a phone call or piece of mail, then you my friend are not a happy person. We all get in the real estate “game” for only a few key reasons. One of those reasons is to change his/hers life and their families life. If someone sees wholesaling as maybe something they could do, then who are you to tell them they can’t or shouldn’t do it?? Why, because you don’t like it? I love and support all types of investing, and I see the positives and negatives in them all. It is important to know that you will not last long or be fully 100% successful in any business with having the attitude of talking down on others. If you wholesale correctly, you should be best friends with all investors. Wholesalers help sellers get out of the nightmares they are in, and then get a great deal to a investor. And for that they make a profit. Now that does not sound like the most horrible thing lol does it ??? To all that get mad or offended from this post. Go read the “Go Giver”.

What the videos have found is that after 100 numbers texted, you have to change the text message body, or the cell phone carriers will flag the text as spam and will not deliver the text. So the people on the videos have about 10 different text bodies that they rotate as they pass 100 numbers each time. They say its a good lead generator, and has a higher conversion rate than just plain snail mailers. I have not opened any accounts on either website, but the video says to expect about $0.13-$0.17 per number on the lists generated. Again no experience, just a few videos. 

 that sounds awesome. i actually use text messages as a way to contact investors and that works pretty good for me. real estate is where you want to be michael! get addicted and become obsessed with it!

 i contacted a owner of a duplex and they were looking to rent out the second unit. i so happened to ask if they were selling and i negotiated a good deal. ive tried to continue that process but a lot of people that post marketplace ads on facebook are wholesalers and its very misleading and actually illegal. so thats why im looking for different ways.

Hey everyone, i've been doing some research on where i can get leads targeting absentee owners, pre foreclosures and etc.. Ive been wholesaling for almost one month now and have completed 1 deal and now in the middle of my 2nd but i honestly feel like i just got lucky with those. I think cold calling is a great way to contact property owners and i will continue to do that. Only thing is that im unsure on where to find more leads! I just created a website through carrot and now because i have some extra $ from my deal i want to buy a list of leads! WHAT DOES MY FELLOW BIGGER POCKETS FRIENDS SUGGEST????? 

~also im out of the northeast ohio area!
