Daniel, Thank you for the words of advice. For the most part I really just had my spreadsheets broken up into five categories: Rent, Utilities, Mileage, expenses and appliances. Do you believe Stessa would be able to break it down that much for my CPA to figure it out okay? Thanks again for the advice, it is greatly appreciated.

I was wondering if anyone had some good or bad words about Stessa? I currently just use microsoft Excel, however my business is growing and that seems to take up quite a bit of time. I was curious to know if Stessa was user friendly and easy to follow? Was wondering if it tracked mileage as well, as that is a great source of tax write off as im sure all of you know. Any words of advice are helpful, and thank you in advance.

Thank you everyone for the advice. Overall it sounds like I have to allow the ESA, but doesn't mean I cant try and make the process a little harder on them especially if I feel like they are being untrustworthy or just trying to pull a fast one.

@Taylor Roeling, yea I assumed as a landlord we are hand cuffed in this certain situation in a sense. Do you know if there is a law or anything where the animal needs to be on any type of flee or tick program with a local Veterinary? I mean if it is an emotional support animal you would think you would want it to be on something like this anyways to take care of it?

Hi there, first post on BP but figured this would be a good place to get some advice. 

I have had a tenant for roughly a year now, and we do not allow pets (unless they were there when we purchased the property) she hasnt had an animal for the last year. She all of the sudden needs an emotional support animal. My fear is that every tenant in my 6 unit will get upset and say its not fair etc. Has anyone had any experience with how to address this issue? Any advice would be appreciated, thank you

If the area is decent, I think you could make it a great rental with solid cash flow with a little bit of sweat equity!
