Post: Anyone know a roofing consultant in South Carolina?

Greetings,

I have a NNN STNL property in Lake City, South Carolina. I acquired this property in August of 2018.

In December of 2019, the tenant informed of us of a roof leak. We paid about $4,000 to get the leak fixed.

The tenant has just informed us again that the roof is leaking in the same area as it was previously!

The roof was rated in good condition on the inspection report. It is a metal roof that was originally installed in 1996. The roof itself still appears to be in decent condition, however, we are worried these recurring leaks may be a real cash flow killer!

Anyone in South Carolina know of a reputable roofing consultant that would be willing to do business in Lake City?

We need to address this leak ASAP.

Greetings! 

I wanted to reach out to any other commercial real estate investors who own STNL NNN investment properties.

I recently closed on my first NNN property in South Carolina. The tenant reached out to me requesting an Operating Expense Reconciliation for 2019.

This is my first real estate property, and I was curious if any of you put this together yourselves? If so, how do you go about drafting the document, and is their a template that you prefer? Or is this something you ask of your accountant in addition to normal tax duties?

I was curious if anyone has successfully sourced a tenant for their vacant commercial property. If so, did you hire a professional to aid you with your search? Or did you submit your site directly to the commercial business? How long did negotiations take? Were you able to negotiate a triple net lease with the commercial tenant? Or did you settle for another type of lease?
