Thanks David - I'm acting as the broker for the buyer. My license is held by a discount shop Global Luxury Realty, since they offer a 90/10 and cap commercial deals at $5k. The downside is that I don't have the network of a bigger shop like a Marcus and Millichap to be able to use a broker of record for an out of state deal. For your NNN deals, did you have a generic PSA or one specific for each state? Did you use the same broker in all the different states? Did that broker have a license in all of those states? Thank you!

@Timothy Lewis I'm open to paying a local broker to act as a broker of record on this deal and to provide a compliant PSA. I am based in Miami Beach, FL and so is the buyer - I found the deal and brought it to the buyer. If you could get me a copy of a blank PSA for a commercial South Carolina deal that would be amazing.

I am working on a deal in South Carolina, the seller is in California and the buyer is in Florida. I have a PSA from the listing broker in California, but the buyer wants a contract that is going to hold up in South Carolina. Does anyone have a PSA specific to South Carolina and the real estate laws within the state?

There are plenty of situations where you don't need a license, but it does help to have more knowledge of the industry.

In my experience it's tough for a finder fee to work. Its too easy to circumvent. You might as well try to convince the seller to pay you a few points if you can bring them a buyer.
