@Aaron Dixon it’s simply not true, banks wouldn’t loan money towards anything on the ocean if it were true. You’ll be fine in Tampa.

Greetings BiggerPockets community!

I’m reaching out to see if anyone has purchased vacation rental properties in Venice Italy? I’m currently stationed close to Venice with the US Army and am eyeing investing into Italy’s most romantic city.

My questions would be about the overall process, how would one navigate all the bureaucracy? How terrifying are the taxes? The timeframe from start to closing and how much capital, % wise, of the property do you need to pay up front in sense of money down (30% from my understanding) and all other fees such as notary and realtor fees?

My other questions would be; what are the rental property laws, or more so, who do I need to talk with to learn and understand these laws?

Lastly, are there any real estate investors in Veneto that would be willing to meet up and discuss investing?
