I have a couple of rental units in Hixson and need reliable lawn care to mow on a regular basis.  Does anyone have any recommendations?  What are current prices being paid?  Appreciate any good referrals.  Thanks.

Hi Brian, In April, I was where you are now.  I've found multi-family pencils out best from what Ive seen.  

I have two duplexes now (Chattanooga area) and am looking to buy more in the future.  My first duplex already had/has tenants in both sides and is working well.  The second duplex was like an episode of Hoarders and needed significant work (including an eviction and terminating the lease on the other side, however, I knew that going in and we discounted the price accordingly knowing that significant renovations were needed.  One side is about 95% complete and the other side about 50% complete.

Thanks Mike, that would be great to have.  Each side is 1050 sf so you guessed correctly on size.  I have a feeling the original contractor wasn't being straight.

I realize the answer is going to vary but does anyone have recent experience replacing HVAC unit?  I am looking at a new Goodman 2 ton 13.4 seer packaged unit for one side of my duplex in Chattanooga but was quoted over $7,000 which seems quite high to me from research Ive done.  Has anyone on here done something similar and remember the cost or have an idea of what pricing should be (ballpark)?  Thanks in advance for any help.

Hi Stephan, I am also a Navy vet and new to BP and investing in rental properties. Im doing a BRRR in Chattanooga area and was wondering who you wound up using for your Builders Risk insurance and if you recommend them? Any help appreciated.

New to doing this so any help is appreciated.  Do you enter the bedroom, bathroom and square footage of the combined units or should you separate each one and input as its own individual property?

Thanks James, I’m happy to share what I find out as I go through the process. Coachella Valley is quite complicated because a number of areas have some type of prohibition on STRs.

I’m excited to learn more about real estate investing from like-minded individuals. I’m currently looking at opportunities in the Coachella Valley as well as in Tennessee for short term, midterm, and long-term rental properties.
