My tips are included in the paystubs. So everything on my w2 for 2019 included my tips. I don't take any cash tips home its all recorded on my paystubs which leads to my w2

I just talked to a lender and he states that I wouldn't be able to qualify for a loan due to not having much credibility from my W2 statements.

The previous two years I wasn't really working. I was in college and didn't have a stable pay. Fast forward up until may 2019 I've been working in the restaurant as a bartender and now trying to look to purchase my first property through an FHA loan.

Is there anyway around acquiring an FHA loan with my current situation?

I plan on purchasing my first property and decided it to be a duplex. I will house hack for a year and after this I will refi the property so that I can move onto my next one.

So I'm new to investing, and I've talked to a few investors about rental properties. Would purchasing a SFH and living there for about a year be a good way to start my investing career? If so, what would be a good way to continue and pursue my investments after living for about a year at the property. My goal is to get my foot wet into rental properties and continue to build a large enough portfolio to become financially free.

New investor in Tampa Florida area and looking to meet with like minded investor to ask questions and see how to really get started. I've read the book on "Rental properties" by Brandon Turner. And Im currently reading "BRRRR" by David Greene. So now that I've acquired a bit of knowledge, i would like to meet with real investors in my criteria and figure out how "you've" got it done.
