I received a call from my tenant saying that the main door to the unit became stuck and he had entered the unit with force. It appears that he was cooking dinner and went out to check mail box then when he came back, he could not enter the unit because door handle wasn't working properly. I guess the door handle was simply not releasing even when he turned. So he explained that he entered the unit with force. 

(A few months ago similar thing happened to other door within the unit at that time, it wasn't really urgent so he contacted him so I called locksmith and paid around $150 to open the door. Maybe I should have replaced all door handles at that time.)

Anyway, I found out that the main door and frame were heavily damaged, so consulted with HOA and they informed me I will have to replace the door, new lock, and frame and that it will cost around $1,500.00.

I guess my question here is, am I as a landlord responsible for the broken door? If you were me, how would you handle this situation?
