Thanks for the offer Robert, my agent and I came up with a letter to send out to the owner this week. Now it's the waiting game. I'll update this if/when we get a response.

Hello BP community, I’m looking at a property that is in the foreclosure process around where my primary residence is. This would be the first investment property for my wife and I as we expand into real estate that we don’t live in. As it’s the first property, we’re trying to figure out the best way to contact the homeowner on record who we believe to be around 90 years old. We want to help her with her home if we can and don’t want to come across aggressive in anyway so a generic, “ we want to buy your house” doesn’t feel like the right thing to do. The property has been vacant for about 7 years as far as we can tell and is in a state of disrepair so we think that it may be a burden on her/ her family. Anyone with experience with this type of situation willing to share their knowledge would be greatly appreciated! The home is in the Greensboro, NC area if that helps.

Hi MaryThom, I have a somewhat similar situation that I just created a post about. If I get some good advice on mine I’ll send them this way and/or let you know what happens with ours. Best of luck!
