I'm looking for recommendations for plumbers to replace 2 alcove bathtubs and update galvanized plumbing to support new shower hardware in Kirkland.  Any recommendations would be helpful.

I am having problems finding the WA LL Association.  Do they have a website?

I'm looking to network and meet new people who have or are currently doing real estate investing.  I'd like to get to know people from wholesalers to contractors to beginner and seasoned real estate investors in the Seattle/Eastside areas.  I love to share information and collaborate with others.

How have you'll been successful during COVID in reaching out and meeting new people?

Thanks Michael and Andy.  I thought I heard something like that but I couldn't track down the details.  Thanks for sharing the links and information you have learned. Obviously this changes things a bit, and makes the numbers different.  Have either of you found an approach that is working for you or looks promising?

I'm looking to add a kitchen to the bottom floor of a house.  I been looking around trying to understand if there are any laws against it, rules, permitting, etc that I should know.  is there anything I should be aware of before starting such a project?

I have been looking to house hack for a bit now and my strategy would be to buy a single family house and rent out all the rooms.  Besides COVID right now, in general, are there things I should know about in Bellevue that might prevent me from doing this?  Is there anything that the city is doing to prevent this type of housing from being done?  I could see up to 8 people leaving in a large house, with 4 bathrooms, and 2 kitchens in some of these houses.

Post: Hydronic baseboard heating pipes froze and leaked water, costs?

I am looking at a split level single family house foreclosure.  Upon inspection the inspector notes that all Hydronic baseboard heaters have busted pipes.  It appears that the water was off before the pipes busted but everywhere there was a heater there is wet flooring.  This is especially true in the basement and near the water heater.   I'm assuming they have been wet for a couple months since they weather warmed up. The inspector also noted that there is moisture in the walls detected by his tool.  We didn't notice any visual signs of mold, and ceilings have no visual signs of water damage.  The pipes appear to be copper from the ones we can see.

I guess my question is what could I expect here?  How much should I be allocating for repairs?

I'm not sure what happens when water lines freeze, could there be multiple breaks, could there be breaks in the wall?  Should a budget for a complete re-pipe?

How worried should I be about this problem?

Thanks everyone for your information.

I looked up and found that there is no sewer for miles from here, everyone is septic out here.  So maybe it would be a while before sewer would be required or available?  I'll check out costs, location of the systems, and see what other information from those who did the septic system last.
