@Jaysen Medhurst Thanks so much! After digging a little deeper it turns out that there are two buildings. The purchase price is a sharp discount, so I’m assuming one of the properties will need heavy repairs. At a Cap Rate valuation the equity would be incredible, but at the residential market value it’s just okay.

Cash flow is the big winner for this deal if due diligence validates it.

Hi BP Family!

I’m looking at a 10-Unit portfolio of rentals. It is a comprised of 4-Unit, 3-Unit, 2-Unit and 1-Unit properties. I am planning on getting one portfolio mortgage for all properties.

My question is, given that they would be in one portfolio, would the Commercial Cap Rate valuation model apply or only the market value of each individual property?

Hi @Colton Kyle,

How was the purchase closing experience with them? Do they provide a Pre-Approval? Any issues with closing on time? Do they require a standard appraisal of the property or just order a BPO?
