Just looking at numbers high level with no background on number of units. You should have some serious conviction around rents and model the refi at year 10, even though it’s a 25 year loan. Most loans are 10 over 30, meaning a refinance at year 10. In this case, I’m assuming it’s a 10/25 loan. 

Can you share the age of the property and what you are modeling for capital expenditures?

personally, I do not model depreciation when considering an investment opportunity. Depreciation should not impact your valuation and only be relevant when filing taxes. Speaking broadly of course
