Hello, 

I have a tenant who is allergic to pet hair moving in at the beginning of next month. My previous tenants owned a gerbil. I will have the place professionally cleaned but do I need to have the HVAC duct system cleaned as well? Is there anything else I can do to limit the dander/hair from effecting my new tenant?

Hello, 

A few months ago, I noticed a home in my neighborhood and went to Zillow to find out more information. When I clicked on what I thought was the agent's information, I was inundated by calls from agent's who wanted to represent me. I am looking at another property on other sites and would like to contact the listing agent directly. Any idea on how to directly find the listing agent? Thanks in advance for your advice.

I have often heard  @Brandon Turner ask guests of the BP podcast how they would invest $100k? As someone who does not have this type of capital to invest yet, I am curious what investors would do with $10,000-$15,000?

Obviously, the answer depends on one's life situation and goals but assume no outstanding debt except for debt service on a few properties. Additionally, assume a full-time job outside of real estate investment.

Hi All, 

At what point can one stop setting aside funds for Cap Ex? I have had a rental property for a number of years and the Cap Ex money that I've set aside is fairly significant. Obviously, the number will vary by region and property type but I imagine I should lower the monthly amount dedicated to this line item once I hit a certain number. Curious what other investors do and appreciate your feedback.

William,

First, congrats on thinking this way at an early age. You are so far ahead of where I was at 20 years old. 

One thing you will want to include in your calculation is a monthly expense for capital expenditures. This is money you will save for major projects that come down the pike like a new roof. Many folks like to use 10% of monthly rent for Cap Ex and it should be an additional line item to maintenance and repairs. After all is said and done, your ROI for this property is low.

Have you considered house-hacking? With your hustle and age, this is certainly the route I would go if in your position. Also, consider an FHA loan which would allow you to put down a smaller down payment.
