Hi All,

I'm working on creating a LLC to place my current rental property in. I can't seem to find a clear answer if any business licenses are required, does anyone have any resources that could help answer? A couple pieces of info:

Property and LLC are located in Oregon

Rental/Tenant Leases are managed through a property management company (separate LLC)

The LLC would only be used to pay mortgage and receive monthly income from property management

Hello,

Was curious what types of valuations are best to use when determining the sale price for a rental property? I've used both GRM and Cap Rate to try to determine an appropriate price but unclear what else should be factored in. Buyer would likely be an investor.

Post: When does it make sense to pre-pay mortgage?

I currently own an investment property and have been considering pre-paying the mortgage down to increase equity but not sure if this is the right approach.  My mind tends to focus on the increased monthly cash flow from the property assuming a paid-off mortgage - but I know I could also consider buying additional properties.  

Is there an alternative that is better than the other?  Any info would be appreciated.  I've included some details below:

Purchase Price:  $280K

Down Payment:  25%

Interest Rate:  4.75% (30-yr fixed)

Net Monthly Cash Flow:  Average of +$500 per month (after mortgage, taxes, ins, repair, vacancy)

Est. Current Property Value:  ~$310K

Hi BP,

I'm a new investor and have been living in the SF Bay Area for several years.  With housing prices as high as they are, I've decided to start looking for Rental Properties elsewhere, in particular Eugene, OR - where I went to school.  I have good people to work with there and am excited to get started, although am cautious about not being local to the properties.  Any advice or thoughts are much appreciated.
