So the more rentals the better?  There are about a dozen rentals in the area I'm looking at, and would hate to see a vacancy for any duration.  Thanks!

Hello bp community! I'm looking for areas in or around nashville that comply with the one percent rule. It seems that every area is appreciating so quick, or properties are snatched up by investors with bigger pockets than my own. Any areas to research that anyone has had success in lately?
