@Caleb Heimsoth Thanks Caleb! I agree this community is invaluable. Question for you, reading your bio congrats on finding a business partner. Without going into much detail how did you settle on terms? Is it a right down the middle agreement? Curious how to approach the structure as well whether led by me or if i’m asked by another investor.

@Joe Villeneuve Id like to get the formulas down pact. The most common term I see in research is ARV. Is there a resource you’ve developed or reference when going down your anaylsis checklist of whether a potential property is worth the investment? (And feel free to say Google - but it’s such a firehose and misses out on genuine 1:1 interaction) Also, I’ve considered partnering with someone like minded/motivated and/or working with a Realtor but I think it’s too soon. What are your thoughts on that? Thanks a lot for replying!

I’ve been blessed to be able to wisely save up capital and spread cash savings across different investments other than Real Estate. With that said, looking to venture into an investment property in 2019. A hold or flip or even a hands off opportunity to simply shadow someone in the process while I take notes from the sideline. Would be great to connect with someone who has some experience. Really looking to learn the game and take off with hard work and consistency. I’ve built up a decent knowledge base from various resources (like BiggerPockets) but would really benefit from a 1:1 mentorship type opportunity. I’d love to be able to pass it on one day. Thanks for taking the time to read!
