Congrats on taking the steps to start your investing journey.  House hacking is a great start since you're paying rent already.  

I wouldn't assume you are not financeable without speaking with a lender first.  Speaking with a lender is a good plan, they can help you plan for the future.  Best of luck!

Hey Jake,

You're definitely heading in the right direction! Good job at 25 already thinking about your wealth building journey!  Finding an investor friendly realtor that will educate you on the entire buying process is what you need.  Make sure you qualify them during the interview process.  This market is tricky, so having an agent that is active and understands this market is super important.  Make sure you ask how many homes they've sold the past year and if they are an investor as well. Hey John,

If you have enough opportunities to refer buy and sell leads to other agents, why wouldn't you?  I would just recommend you find top agents in the areas you serve or plan to refer.  I'm always transparent with the buyer/seller that I will receive a referral fee, but I'm taking the guess work out of finding a top agent.  

I'd say the only downside would be continuing education classes required to be active or inactive the referral network.

REO & Foreclosures were great when there was a huge supply of them. It feels like buyers are paying "Retail" for them currently. It's definitely better now than in the past in regards to accessing the property. In the past, you bid and typically didn't get to preview the home until you owned it. Just stay open minded to all purchases that match your buying criteria, I'm not convinced buying REO or Auction properties now are a "Deal". Good luck with your search!!
