 $100k to renovate this property seems light. For tenants, you typically ahve to include a TI allowance (tenant improvement), if not then the rents will be significantly less. Regarding apartments, without pics its tough to see, but basically having $12k per unit may get you carpet, paint and some light rehab, but my guess is this place needs total rehab. 


 Thank you so much for your response on this deal, I will recalculate the numbers and include the TI. According to the owner of the property $100k is at the highest end of the repair cost , so I set it at that just to be on the safe side. I can send you more pictures here on private message. This deal has a high potential profit, I’m actively seeking investors.
