Here are more specifics.  I love real estate but just don’t have the time right now to be in the hunt game. We run 2 other successful businesses but love to see the benefit of real estate.  We want to play the long game so we are looking for LTR and small multi family.  We are looking for traditional financing.

Hello,

I had a friend reach out to me for some Realestate investing advice.  They have come upon a great rental property opportunity (sadly through divorce). When talking with their mortgage company they suggested using a 2nd home mortgage.  My friend did a little more research (on google) and saw that using that kind of mortgage for rentals could be considered "mortgage fraud".  I've heard a little about this from both perspectives but I did want to give them some bad information.  What are the rules? What other questions should they be asking? Any help would be much appreciated!!! 

Following. . . I know of some that have a spreadsheet with average estimated costs for certain rehab costs in their area.  When they walk through a property they carry this list around with them.  I believe they have acquired this through experience and talking with contractors, mentors, and just trial and error.  

Hello my name is Sean Gibson.  I live in Draper Utah and I am a new Pro member of less than a month.  We house hacked our first property and we are currently strategizing our next move.  We think we want to focus on small multi family and single family homes in our local area.  I look forward to learning from the many resources that BP offering as well and learning from the great people on these forums.  Please leave any quicks tips or just drop a line to introduce yourself and say Hi. 

I just became a Pro member in the last month! We house hacked our first property and are now looking forward to adding more single and multi-family units to our portfolio.  I've just begun posting some of my trainings and goals on my social media in the last week.  Now I am being approached by a financial planner and several other people wanting me to bring some capital to several other investments like a storage facility and apartments.  Since I still feel like I am still in the educational phase of my investment journey I feel like I don't have the knowledge to talk to some of these more seasoned investors.  My goal right now is to focus on long term rental properties.  I do invest in the stock market but I see the HUGE benefits of long term rentals.  My question is for some of you here on BP, what are some of the things that you say to people (like financial planners)  when they want you to shift your focus?
