Hello BP Family,

My wife and I have decided to take our look out of state for multi family investment opportunities for cash flow. (Here in California is fat outside of our price range).

Our search has brought us into the New Orleans area; multifamily properties are available and reasonably priced.

Beyond being mindful of the flood zones, is there any additional considerations to investing in this area specifically if the numbers make sense?

Does anyone know a good realtor/ property manager I can speak with in the area to ensure I’m looking in the right part of town? - We’ve done our share of internet digging reviewing crime, Rentometer, etc but want the “boots on the ground” to validate our data.

Any contacts would be greatly appreciated.

@Pamela Sandberg I have considered this as a backup option, but as @Sean Mcintire mentioned those HOA fees are a hassle and continuously increase.

I’ll keep you in mind if I decide to go that route, thanks for the feedback.

I moved to Phoenix,AZ (Tempe actually) from California just over a year ago for the engineering job of my dreams, deciding to rent an apt until I get familiar enough with the market to consider buying.

Since then I’ve been working on reading and learning as much as possible while building a healthy savings and found myself most interested in a Multifamily duplex where I can rent one unit and live in the other. #HouseHack

For motivation to make a move on a good deal once I’ve found it, I only renewed my current lease for 6 months. :)

Does anyone know of any good MF realtors, investors, or wholesalers that I can take out for coffee that can aide me in my search? I haven’t been able to find much inventory on-market after months of searching.
